1399 Southwest First Avenue: 544-Unit Tower Proposed in Brickell

The 41-story development would rise on a 1-acre site at the northeast corner of Southwest First Avenue and Southwest 14th Street, the former location of the Mexican Consulate.
The project includes 9,400 square feet of ground-floor retail and 421 parking spaces. It remains unclear whether the residences will be condominiums or rental apartments.
A Landmark Location with Transit Connectivity
The site—located at 68, 82, and 84 SW 13th Street and 1399 SW First Avenue—falls under Miami-Dade’s Rapid Transit Zone (Metromover Subzone), which allows for greater density due to its proximity to public transportation. This zoning places the project under county jurisdiction, even though it sits within the City of Miami.
Developers and Ownership History
The application was submitted by a company led by Chilean developer Claudio Fischer, who purchased the site in 2020 for $53 million. The developer, also known for founding Latin American casino group Sun Dreams, is seeking a pre-application meeting with Miami-Dade officials—a standard early step before formal submissions.
In December 2023, Fischer agreed to sell the property to Key International, the Brickell-based firm led by Diego and Inigo Ardid. Known for developments like The Ivy and Mint condo towers, Key International has delivered over 6,000 residential units and 3,000 hotel rooms in South Florida. The company has not yet confirmed its specific plans for the site.
