Amazon Wynwood Lease Sets Record in Miami’s Office Market
January 31, 2025Amazon Wynwood has secured a significant foothold in Miami, marking a record-breaking moment for the city’s office market. The global e-commerce leader has finalized a lease for over 50,000 square feet in Wynwood, making it the district’s most prominent office lease ever recorded. The office is expected to open later this year.
Amazon’s New Office at Wynwood Plaza
L&L Holding Cos., Oak Row Equities, Shorenstein Investment Advisers, and co-investor Claure Group are collaborating with Amazon to design its workspace within Wynwood Plaza, a nearly completed mixed-use development.

Amazon’s new office will be a high-traffic hub, as the company announced a five-day in-office policy last September.
Inside Wynwood Plaza
Located at 95 NW 29th St., Wynwood Plaza spans 1 million square feet and features:
- A 12-story office tower
- 509 rental apartments
- Retail space and restaurants
- A 2.85-acre development
The project broke ground in early 2023 and is set for completion this year.
Amazon’s Lease & Wynwood’s Booming Market
Cushman & Wakefield’s Andrew Trench, Edward Quinon, and Brian Gale represented the developers in the lease negotiations, while Tom Capocefalo and Mike Catalano of Savills represented Amazon.
Amazon joins other prominent Wynwood Plaza tenants, including:
- Claure Group – 25,000 square feet
- Weitz & Luxenberg – 18,000 square feet
While Amazon’s lease terms remain undisclosed, Wynwood has become one of Miami’s most expensive office markets. According to CBRE’s fourth-quarter report, office rents in Wynwood have surged 6.4% year-over-year, reaching an average of $86.99 per square foot—second only to Brickell.
Amazon’s Miami Expansion Plans
Amazon’s expansion aligns with Miami native Jeff Bezos’ 2023 announcement of his return to the city. Shortly after, the company began searching for prime office space, culminating in its decision to establish a presence in Wynwood.
Beyond its Wynwood office, Amazon continues expanding across Miami. In September, the company announced the opening of a one-million-square-foot fulfillment center in South Dade, expected to employ over 1,000 local residents. The facility will serve as Miami-Dade County’s first Amazon cross-dock center, streamlining sorting and processing operations.
A Surprising Move Amid Amazon’s Downsizing Plans
Interestingly, Amazon’s move into Wynwood comes despite its March 2023 announcement to reduce office space over the next three to five years to cut $1.3 billion in expenses. However, this Miami expansion underscores the city’s growing appeal as a hub for major corporate players.
