Approvals Secured for Casa Tua Condo Tower, Smart Luxe Condo-Hotel, and Wynwood Mixed-Use Project

Miami Urban Development Review Board gives the green light to Fortune International, Habitat, and Bazbaz Projects.

Fortune International Group, Habitat Group, and Bazbaz Development have received approvals for their projects in Miami’s Brickell and Wynwood neighborhoods. Recently, the Miami Urban Development Review Board granted its endorsement for three significant ventures: a towering 70-story Casa Tua-branded structure on Brickell Avenue at 1210, a 23-story condo-hotel named Smart Brickell Luxe on Southwest Third Avenue at 885, and a multi-purpose development encompassing apartments, hotel rooms, offices, and retail spaces on North Miami Avenue at 2110, 2118, and 2134.

Ora by Casa Tua

Fortune International aims to establish Ora by Casa Tua as their inaugural residential project under the renowned brand. Designed by Arquitectonica, the proposed 460-unit building received unanimous approval for its overall design, with no waivers sought by the developer. The condominium will permit short-term rentals and offer a range of unit sizes from 600-square-foot studios to spacious four-bedroom condos spanning 2,400 square feet. Fortune CEO Edgardo Defortuna disclosed that prices would range from $800,000 to $2.5 million. Ora will also feature two new Casa Tua restaurant concepts, a 24-hour market, and all the standard amenities found in luxury condominiums.

Smart Luxe Brickell

Habitat, a Miami-based developer, secured a series of waivers for their Smart Brickell project’s third and final phase. The proposed tower, designed by Ginard Studio based in Palmetto Bay, boasts a sleeker design compared to the buildings currently under construction in the first two phases. Smart Luxe Brickell will comprise 74 hotel rooms, 53 condos, condo-hotel units, 5,945 square feet of commercial space, and 75 parking spaces. The review board granted Habitat six waivers, including a 30 percent reduction in parking requirements and permission for vehicle access along the proposed building’s facade on Southwest Third Avenue.

Wynwood Mixed-Use Project

Bazbaz Development, led by President Sonny Bazbaz, intends to develop a 12-story complex in Wynwood featuring 339 apartments, 25,653 square feet of retail space, and a 407-space parking garage. A Bazbaz affiliate acquired the development site for $12 million. Previously, while under contract, Bazbaz had proposed two interconnected buildings with 229 apartments, 79 extended-stay hotel rooms, 45,000 square feet of office space, 18,000 square feet of retail space, and 293 parking spaces. The complex, designed by Arquitectonica, will also include a paseo, a visually appealing element seen in recent projects in Wynwood. The review board approved three waivers, including a 30 percent reduction in parking spaces and a 10 percent reduction for a loading berth.
