Miami-Dade Clears Path for Citadel’s Brickell Headquarters

Unanimous Vote Advances Bayfront Tower

The Citadel Brickell headquarters is moving forward after Miami-Dade County commissioners unanimously approved plans for the $2.5 billion global headquarters on Biscayne Bay. The approval marks a major milestone for billionaire investor Ken Griffin and further cements Brickell’s rise as a global financial district.

Project Overview

The Citadel Brickell headquarters will rise 54 stories at 1201 Brickell Bay Drive. The mixed-use tower will combine Class A office space, a hotel, restaurants, retail, a fitness center, and a publicly accessible waterfront pedestrian path that connects to the Brickell Baywalk.

County commissioners also approved a zoning variance that allows the tower to sit 40 feet from Biscayne Bay, instead of the standard 50-foot setback.

Economic Impact and Investment

Project attorney Neisen Kasdin told the Miami-Dade County Commission that the Citadel Brickell headquarters represents a $2.5 billion private investment. Construction is expected to begin in early 2026.

Since relocating Citadel from Chicago to Miami in 2022, Griffin has reshaped the city’s business landscape. Local leaders credit the move with strengthening Miami’s position alongside New York and London as a global finance hub.

Transit Funding and Community Benefits

As part of the approval, Citadel agreed to contribute $4 million toward improvements to the Metromover system, up from an initial $3 million pledge. The site sits within Miami-Dade’s Metromover Rapid Transit Zone, which promotes dense, transit-oriented development.

Griffin has also donated more than $335 million to South Florida causes, including hospitals, education initiatives, and the Vizcaya Museum.

Nearby Concerns

While commissioners broadly supported the Citadel Brickell headquarters, some nearby condo residents voiced concerns about development pressure. Despite those objections, the county approved the project without delay.
