North Bay Village Approves $1B+ Continuum Waterfront District Transformation
June 20, 2025A major milestone in the revitalization of North Bay Village has been reached with the unanimous approval of the Continuum Waterfront District—a transformative, two-phase mixed-use development set along three acres of prime Biscayne Bay waterfront. Aligned with the city’s NBV100 Master Plan, the project emphasizes walkability, climate resilience, and public waterfront access.
Phase 1: Continuum Club & Residences Underway
The first phase is anchored by the Continuum Club & Residences, a striking 32-story tower rising approximately 340 feet. It will feature 198 to 236 residential units, with over 50% already sold as of May 2025.
Construction began in March 2025, with completion expected by early 2028. The project is backed by a $25 million pre-development loan from Benmark Capital.

A custom zoning designation—“Continuum Waterfront District”—has replaced the original T6-30 zoning, increasing height limits to 600 feet and allowing greater density. As part of the approval, developers have committed to 5% workforce housing.
