The Delmore Surfside luxury condos recently reached a critical milestone. On August 3, 2025, Surfside officials issued the foundation permit, allowing vertical construction to begin next year. Developed by DAMAC International and designed by Zaha Hadid Architects, The Delmore will redefine beachfront luxury living in South Florida.

Advanced Engineering: Deep-Soil Mixing and Foundation Work

Keller North America currently leads deep-soil mixing (DSM) at the site. This technique stabilizes coastal soil and creates a watertight basement perimeter. DSM is over one-third complete and will finish by fall 2025. Afterward, piling will start, extending more than 100 feet deep. Compared to traditional pile-driving, DSM reduces vibrations and protects the water table. As a result, the project ensures long-term structural strength for these luxury condos.

Luxury Residences and Amenities

The Delmore will offer 37 residences averaging over 7,000 square feet. Floor plans include four- to five-bedroom layouts with no more than two units per floor. Prices start at $15 million. The amenity space covers over 55,000 square feet, including a rooftop deck with panoramic views, a 75-foot indoor lap pool, wellness suite, meditation garden, fitness center, and a Michelin-starred dining venue exclusive to residents.

Sales and Market Position

Douglas Elliman exclusively handles sales. Their off-site sales gallery at 301 71st Street, Miami Beach, is open by appointment only. Despite a slowdown in ultra-luxury condo demand, early buyer interest is strong. Limited beachfront inventory and DAMAC’s commitment boost confidence in the project’s success.
