Downtown Miami’s New 45-Story Condo Designed by Carlos Zapata

NR Investments plans to add another residential tower in downtown Miami’s lively Arts and Entertainment District with the help of renowned Venezuelan architect Carlos Zapata.

Zapata has designed the 45-story, 457-unit condominium at 31 N.E. 14th Street, which would sit across from Melo Group’s Square Station, according to what the developer told the SFBJ. The site will also have an 11-story mixed-use tower with 150 hotel rooms and 30,000 square feet of office space.

The units are being designed for end users who will take up residence there, with smaller sizes and cheaper prices. The residents will also have the benefit of substantial office space so they can work near their homes.

The developer also plans to place the 11-story hotel next to a historical firehouse, but keeping the condo tower away from it.

The project is just one of few planned by NR Investments. A second project in the form of a 30-story residential tower is also being planned at a nearby site, located at 70 and 90 N.E. 17th Street, and including 225 residential units and 8,000 square feet of retail and office space.

Both projects still require rezoning, but have been approved by Miami’s Planning, Zoning & Appeals Board at a meeting that was held on October 16.
