Florida usurps New York to become the 2nd most valuable real estate market, Zillow reports

Zillow’s latest data reveals a significant shift in the U.S. real estate landscape, with Florida surpassing New York to claim the coveted second spot in terms of housing market value.

Driven by a surge in population growth during the pandemic, Florida’s real estate market witnessed a remarkable ascent, soaring from approximately $2 trillion in January 2020 to an impressive $3.8 trillion in June of the same year, as per Zillow’s newly released figures.

This milestone solidifies Florida’s position as a real estate powerhouse, albeit still trailing behind California, where the market boasts a staggering value of $10.2 trillion.

Zillow’s report underscores the resurgence of the U.S. real estate market, which indicates a rebound from a brief downturn from July 2022 to January 2023. The market has reached an all-time high valuation of $52 trillion nationwide.

Orphe Divounguy, Zillow economist, attributes this resurgence to the influx of new construction projects coming to fruition, alongside homeowners choosing to remain in their properties amidst escalating mortgage rates.

Florida’s record-breaking housing market value mirrors the nationwide trend, with New York slipping to third place. It is the only state within the top five to experience a decline in market value this year.

The top states, ranked by residential real estate market value, are as follows:

• California – $10.2 trillion
• Florida – $3.8 trillion
• New York – $3.65 trillion
• Texas – $3.4 trillion
• New Jersey – $1.8 trillion
• Massachusetts – $1.74 trillion
• Washington – $1.72 trillion
