Is the Four Seasons Coming to West Palm Beach, FL?

December 6, 2024

West Palm Beach

Fort Partners, the developer behind Four Seasons properties in South Florida, has purchased a waterfront apartment complex in West Palm Beach for $20 million. The site, located at 3906 Washington Road and 3907 South Flagler Drive, sits directly across the Intracoastal Waterway from Donald Trump’s Mar-a-Lago estate.

Strategic Expansion in West Palm Beach

The newly acquired property consists of two aging apartment buildings. Built in 1972 and 1955, they contain 17 and 8 units, respectively, on nearly an acre of land. New York-based Philips International, the previous owner, bought the site for $4.3 million in 2015. In 2019, Philips proposed a nine-story, 27-unit condominium project, but construction never began.

Luxury Redevelopment Likely for the Site

Fort Partners has not disclosed its plans for the property, but redevelopment is highly probable. The acquisition aligns with a growing trend of luxury condo developments along West Palm Beach’s waterfront. High demand from affluent buyers, many of whom relocated during the pandemic, continues to drive the market.

Notable nearby projects include a Robert A. M. Stern Architects-designed condominium, being developed by Stephen Ross’s Related Companies, just two miles away.

Fort Partners’ Expanding Four Seasons Portfolio

Headquartered in Fort Lauderdale and led by Nadim Ashi, Fort Partners owns all Four Seasons-branded properties in South Florida. Their portfolio includes:

  • Four Seasons Hotel in Palm Beach
  • Four Seasons Hotel and Residences in Brickell
  • Four Seasons Fort Lauderdale
  • A new Four Seasons condominium project in Coconut Grove

In 2017, Fort Partners completed The Surf Club, a landmark development featuring:

  • A 77-room Four Seasons Hotel
  • 150 luxury condo units
  • A Michelin-starred restaurant by chef Thomas Keller

Recently, the firm secured a $111 million construction loan for a boutique condo project near The Surf Club, further solidifying its role as a leading luxury developer in South Florida.

What’s Next for Fort Partners in West Palm Beach?

With a proven track record of developing high-end Four Seasons properties, Fort Partners could introduce another luxury residence or hotel in West Palm Beach. Given the demand for ultra-luxury living, this acquisition may bring a new level of exclusivity to the area’s real estate market.
