Kolter & BH Group Plan $110M Redevelopment of Oceanfront Miami Beach Hotel
March 13, 2025Kolter Group and BH Group are moving forward with a high-profile redevelopment plan for an oceanfront hotel site in Miami Beach, now listed for sale at a whisper price of $110 million.
Delray Beach-based Kolter’s hospitality division and Aventura-based BH Group have submitted a site plan application to the City of Miami Beach, proposing the demolition of the Crystal Beach Suites Miami Oceanfront Resort at 6985 Collins Avenue and the neighboring historic Normandy Plaza Hotel at 6979 Collins Avenue. In their place, the joint venture plans to build a luxury 19-story boutique condominium with 37 exclusive residences, according to the application.
Kolter, led by CEO Bobby Julien, is contracted to acquire the Normandy Plaza Hotel. In contrast, BH, led by Liat and Isaac Toledano, and Kolter purchased the 84-room Crystal Beach property for $24 million in 2023. The partners have now listed the site for over four times their purchase price, with Berkadia handling the marketing and sales.
Historic Preservation Challenges
The Crystal Beach Suites, built in 1950, is not considered historic but falls within Miami Beach’s North Beach Historic District. Meanwhile, Normandy Plaza, a three-story Art Deco building designed by renowned architect L. Murray Dixon, is considered historic and requires approval from the Miami Beach Historic Preservation Board before demolition.
A letter of intent from the joint venture’s land use attorney, Michael Larkin, states that Normandy Plaza is in poor condition and has been deemed unsafe by Miami-Dade County’s Unsafe Structures Board.
