Larry Page Coconut Grove Deal Tops $100M

Larry Page Coconut Grove activity now ranks among the most consequential luxury real estate moves in Miami history. The Google co-founder quietly emerged as the mystery buyer behind two major waterfront purchases in Coconut Grove, totaling more than $173 million, according to sources familiar with the transactions.

Larry Page, who co-founded Google, acquired Banyan Ridge, a 4.5-acre waterfront estate at 3585 Anchorage Way, for $101.5 million in December. The deal closed after the property had previously sought $135 million.

Banyan Ridge Estate Changes Hands

The estate of the late Jonathan Lewis sold Banyan Ridge. Lewis was a prominent Miami restaurateur and LGBTQ advocate, and the property remains one of the largest private waterfront compounds in Coconut Grove.

Danny Hertzberg, Jill Hertzberg, Nathan Zeder, and Judy Zeder of the Jills Zeder Group represented the seller. The brokerage team declined to comment.

Second Larry Page Coconut Grove Home Sells for $71.9M

In a separate transaction, Larry Page Coconut Grove buying continued with the purchase of a 10,400-square-foot waterfront home at 3085 Munroe Drive for $71.9 million. The seven-bedroom, eight-bathroom residence closed earlier this week.

Roger Barnett and journalist Sloan Barnett sold the home. The Wall Street Journal first reported Page as the buyer.

Sergey Brin Eyes Miami Beach Waterfront

Fellow Google co-founder Sergey Brin has also focused his attention on South Florida. He arrived in Miami for Art Basel aboard his $450 million megayacht Dragonfly, which docked in Biscayne Bay.

While early speculation tied Brin to the Banyan Ridge deal, sources say he is now shopping for a waterfront estate in Miami Beach.

Tax Policy Fuels Billionaire Migration

The Larry Page Coconut Grove purchases reflect a broader trend among ultra-wealthy Californians relocating to Florida. California’s proposed wealth tax would impose a 5% annual levy on residents with net worths above $1 billion.

The New York Times reported that Page has discussed leaving California, and public records show multiple LLCs tied to him recently incorporated in Florida.

“The One Percent of the One Percent”

Brett Harris of Bespoke Real Estate, who brokered another $100M-plus Coconut Grove waterfront sale last year, described the surge as historic.

“This is the one percent of the one percent,” Harris said. “California billionaires are moving to Florida, and demand keeps accelerating.”
