Lease News: On, Backed by Roger Federer, Expands to Miami Design District, AP House to Debut in South Beach

On, a sportswear brand partially owned by former professional tennis player Roger Federer, debuted in the vibrant Miami Design District. The brand secured a 3,200-square-foot space at 125 Northeast 40th Street, a milestone that marks On’s fifth establishment in North America. The company’s inception in 2010 occurred when Ironman triathlete Olivier Bernhard, pursuing innovative running shoes, joined forces with his friends David Allemann and Caspar Coppetti. In 2019, Roger Federer partnered with and invested in On, even introducing his tennis and lifestyle footwear collection known as The Roger Collection under the brand.

The Miami Design District property housing On is owned by Gator Investments, a real estate investment firm based in Miami Lakes, with leadership provided by James Goldsmith.

In parallel news, the renowned Swiss watch manufacturer Audemars Piguet is set to open an exclusive lounge-like space called AP House in Miami Beach. This distinctive concept space, situated on the top floor of the under-construction Eighteen Sunset project at 1759 Purdy Avenue in the Sunset Harbour neighborhood, spans a substantial 12,000 square feet. While Audemars Piguet operates boutiques worldwide, the AP House concept offers a more intimate environment for guests to socialize and explore their offerings, mirroring the model seen in their Los Angeles location, which includes a full bar, dining area, watchmaking studio, and terrace.

The Sunset Harbour location marks the third AP House in the United States, with additional outposts in New York. Globally, AP House extends its presence to cities such as Bangkok, Barcelona, Hong Kong, London, Madrid, Milan, Munich, Shanghai, St. Barts, Tel Aviv, Tokyo, and Zurich. The Eighteen Sunset project is being developed by Deco Capital Group, led by Bradley Colmer, in partnership with RWN Real Estate Partners, an affiliate of billionaire Marc Rowan’s family office. The building is nearly fully leased, with tenants like investment management firm Pretium and restaurant Uchiko joining Audemars Piguet.

The leasing agreements in Miami continue. Century Town Center, a mixed-use complex in Doral, has welcomed three new tenants. My Salon Suite has secured 5,900 square feet, KidStrong, a provider of children’s fitness training and confidence-building services, has taken 2,700 square feet, and Rumble Boxing has claimed 2,500 square feet at 8175 Northwest 107 Avenue. The project is a joint effort of Century Homebuilders, led by Sergio Pino; Mattoni Group, led by Ricardo Caporal; and Double C, an arm of the Colombian construction giant Conconcreto. The complex’s first phase includes 326 apartments and 31,000 square feet of retail, with a second phase planned to include 408 residential units and 27,000 square feet of retail.

Lastly, Simon Property Group’s Coral Square Mall in Coral Springs has added several new tenants to its roster. Miniso, known for its Japanese-inspired household goods, electronics, and cosmetics, has opened its doors, as well as luggage2u and Pelokitos, a children’s hair salon. Victoria’s Secret is set to open next month, while Flores Pure Wonder, a women’s clothing boutique, is expected to debut in December. JC Salon Suites, offering salon suites for rent, and The Knife Parrilla Argentina restaurant are also planning to open next year.
