Miami Beach’s North End: A Transformation in Progress
April 4, 2025Miami Beach’s North End is evolving remarkably, with several high-profile developments poised to redefine the area’s landscape. These ambitious projects aim to bring a new level of luxury and modernity, attracting investors and residents while reshaping the community’s identity.
One of the most significant transformations involves the site of the former Deauville Beach Resort. Once a cultural landmark, the resort was demolished in 2022 after standing vacant for years. In its place, developers have proposed a towering 400-foot-tall condo hotel—more than double the original hotel’s 185-foot height. Despite voters rejecting a prior upzoning proposal in 2022, the Miami Beach City Commission has granted preliminary approval for this latest vision.
Another significant development revitalizes nearly an entire city block between 74th and 75th Streets along Ocean Terrace and Collins Avenue. This mixed-use luxury condo project, approved by the Miami Beach Historic Preservation Board in 2021, features a blend of preservation and modernization. Plans include partial demolition and restoration of existing structures and the creation of a 5-acre public park to enhance the neighborhood’s green space.
Ella Miami Beach, a 10-story condo building at 6940 Abbott Ave., is underway. Construction began in February, and completion is anticipated next year. This project will add another layer of sophistication to the evolving North Beach skyline.
As Miami Beach’s North End embraces this wave of development, it stands at a crossroads—balancing progress with preserving its rich character. The infusion of luxury and innovation is set to elevate the area’s appeal, but the challenge remains: how to evolve without losing the unique essence that defines the neighborhood.
