Miami-Dade County Greenlights 81-Story Dolce & Gabbana Condo-Hotel on Brickell Avenue
July 4, 2024Miami-Dade County has granted initial zoning approval for an impressive new development on Brickell Avenue—a soaring 81-story tower bearing the prestigious Dolce & Gabbana brand. Spearheaded by 888 Brickell Owner LLC, the project is set to redefine the skyline at a staggering height of 1,049 feet, making it a standout in Miami’s architectural landscape.
This ambitious project, which replaces an aging seven-story office building dating back to 1972, marks the fourth attempt at redevelopment on the site. Previous plans, including a mixed-use concept in 2008 and a proposed 38-story office tower in 2016, have paved the way for this latest and most comprehensive vision yet.
The centerpiece of the development will be 259 luxurious residential units, complemented by expansive retail spaces totaling 120,000 square feet. The site will also house 38,727 square feet dedicated to food and beverage offerings, alongside 52,144 square feet allocated for state-of-the-art health and fitness facilities. With 273 parking spaces and a host of upscale amenities, such as an on-site tailor, Rolls Royce house car service, private residential lobby, signature restaurant, indoor padel court, fitness center, meeting rooms, a sprawling swimming pool, theater, billiards room, and wine cellar, the project promises to set a new standard in luxury living.
New York developer Michael Stern, who acquired the site for $61.2 million in April, is the leader in charge of this transformative venture. Stern, who had previously considered a Major Food Group-branded concept for the location, pivoted to the prestigious Dolce & Gabbana partnership, underscoring the development’s high-profile appeal.
The zoning approval comes with significant public benefits, including a $1.5 million contribution towards enhancing the nearby Tenth Street Metromover Station. Additionally, the project will fund intersection signalization, wayfinding signage, and other pedestrian-friendly improvements, ensuring it integrates seamlessly into the community.
Situated within Miami’s Metromover subzone, the development adheres to strict regulations governing density and height, as mandated by aviation authorities. These guidelines supersede the City of Miami’s zoning restrictions for the area, reinforcing the project’s compliance with local planning protocols.
