Miami’s tallest office tower is under construction by Billionaire Stephen Ross, owner of the Miami Dolphins, and Swire

The largest office building in Miami and South Florida is set to be constructed by Related Cos. and Swire Properties. The demolition of the former Eastern National Bank office on Brickell Avenue was started on Thursday to make way for the One Brickell City Centre, a 68-story building, which will reach nearly 1,000 feet high and cover 1.5 million square feet. The project is financed through a combination of equity and a bank loan. Construction is expected to take over three years, starting in early 2024.

According to Stephen Ross, the Miami Dolphins owner, the building will be a “AA building,” unlike anything Miami has seen before. He believes companies want to work in a mixed-use environment, so he is partnering with Swire to connect with One City Centre, a project with restaurants, retail, entertainment, residential, hotel, and previous office buildings.

The building will have the largest floor plates in Miami, which can be as large as 50,000 square feet, with ceiling height ranging from 15 to 19 feet. The developers are working with CBRE on leasing and have not signed any leases. Each floor will have an outdoor amenity deck. The new office tower will be directly connected to the first phase of Brickell City Centre. In addition, there will be a covered walkway to the Eighth Street Station of the Metromover.

The project comes as office rents have soared to record highs in Miami, particularly on Brickell. Mayor Francis Suarez believes that this project will attract the world’s best people to Miami and reshape the Miami skyline.
