One of Two Exclusive Standalone Villas at Miami’s St. Regis Residences Listed for $32 Million
May 17, 2024Mansion Global has learned that a standalone bayfront villa at the St. Regis Residences in Miami has hit the market with a listing price of $32 million.
This home is one of only two single-family houses in the development. According to Patrick Campbell, executive vice president at Related Group, one of the developers alongside Integra Investments, the featured garden villa offers city views, while the other villa overlooks Biscayne Bay.
Owning a standalone house in Miami’s Brickell neighborhood is a rare opportunity, as the area has recently seen an influx of luxury condo developments.
“It’s a nod to the past because originally, Brickell was all single-family homes. Over the years, it’s developed into what it is now,” Campbell explained. “There are a handful of single-family homes on the west side of Brickell, but they’re slowly disappearing.”
The 7,617-square-foot villa will be constructed on the fifth-floor pool deck of the condo tower. It will offer three floors of living space above the pool deck and an additional level within the parking garage that includes a service suite and private parking. The home also features an elevator.
Campbell compared it to a penthouse without “having to be at the top of the building.”
The villa boasts five bedrooms, six bathrooms, and two powder rooms. The upper-level primary suite includes two large walk-in closets, a midnight bar, and a 518-square-foot terrace.
Although the villa is situated on the tower’s pool deck, it has a private pool and spa on the rooftop terrace, along with a summer kitchen and ample entertaining space. In total, the villa offers 2,726 square feet of outdoor living areas.
“Even though you’re on the pool deck, you have private amenities,” Campbell noted.
The main living level features a great room in an open-plan space with a chef’s kitchen and a dining room leading out to an outdoor terrace.
The villa owner will also have access to all the amenities available to condo tower residents, including a fitness center, pickleball court, private marina, spa, and wellness center. Additionally, there will be a residents-only fine-dining restaurant within the tower.
Designed by Robert A.M. Stern Architects, the St. Regis Residences are expected to be completed by 2027, according to Campbell.
