One Thousand Group and Terra Secure $285 Million Loan to Develop Villa Miami

One Thousand Group and Terra have secured a $285 million construction loan to bring the highly anticipated Villa Miami to life in the East Edgewater neighborhood. Set to stand as the first-ever residential tower branded by the prestigious Major Food Group (MFG), Villa Miami will rise 650 feet above Biscayne Bay, offering 70 exclusive waterfront residences. The tower will feature a helipad and a distinctive copper-colored exoskeleton designed by ODP Architects, marking a new architectural icon in Miami. Construction of the project officially broke ground earlier this month, with completion scheduled for 2027.

The financing for Villa Miami was provided by TYKO Capital, a multi-billion-dollar commercial real estate investment platform backed by Elliott Investment Management and led by Adi Chugh. TYKO has previously supported significant projects, including New York City’s Flatiron Building and Miami’s St. Regis Residences. Walker & Dunlop’s Keith Kurland and Jordan Casella arranged the financing, who also facilitated the $170 million loan for the first phase of Terra’s $1 billion mixed-use development near Miami’s Dolphin Mall.

David Martin, CEO of Terra, highlighted that the funding reflects the demand for ultra-luxury, highly curated living experiences. “Villa Miami unites top-tier talent in a distinctive collaboration, creating a landmark residence in Edgewater, one of Miami’s most connected neighborhoods,” said Martin. “This project signals the evolution of Miami’s luxury condo market, now attracting a discerning buyer who understands both brand ethos and the market.”

The 56-story Villa Miami will feature estate-style residences ranging from 3,000 to 6,000 square feet, with prices starting at $5 million. The exclusive units will offer sweeping 360-degree views of Biscayne Bay and the Miami skyline. Completion is expected in the fourth quarter of 2027.

Kevin Venger, Co-Founder of One Thousand Group, emphasized how branded residences, like Villa Miami, are redefining luxury by incorporating the expertise of hospitality icons such as MFG. “With its stunning architecture, prime location, and unparalleled amenities, Villa Miami sets a new standard for luxury living,” Venger stated.

The development is also expected to attract Northeastern buyers. It is drawn by its central location close to the Miami Design District, Midtown, Downtown, and Miami Beach—areas known for their walkability, high-end dining, boutique shopping, and cultural hotspots. A new Major Food Group restaurant will be located on the ground floor, further elevating the property’s appeal.

Villa Miami marks Major Food Group’s debut in residential development. Known for its upscale dining venues, MFG will bring its signature culinary excellence to Villa Miami through the Copper Club. This private amenity suite spans multiple floors. The interiors will be crafted by Vicky Charles of Charles & Co., renowned for designing spaces for celebrities like George and Amal Clooney, Ashton Kutcher, and Mila Kunis. Charles drew inspiration from waterfront cities like Venice and the French Riviera, infusing them with a modern Miami twist.

With a development team behind some of Miami’s most iconic residential projects, including the Renzo Piano-designed Eighty Seven Park and the Zaha Hadid-designed One Thousand Museum tower, Villa Miami is poised to become one of the city’s most sought-after luxury residences.
