Plans Revealed for Rebuilding North Beach’s Iconic Deauville Hotel
December 6, 2024Developers planning to reconstruct the Deauville Hotel in North Beach have unveiled new details and renderings during a presentation to a city board last week.
The original Deauville Hotel, demolished in 2022, will be rebuilt alongside two new condominium towers as part of the redevelopment. The design team includes the prestigious firms Foster + Partners, ODP, and Shulman + Associates.
The developers have requested approval to construct the new condo towers at a height of 400 feet—twice the currently permitted limit. Despite the proposed height increase, the overall project will have reduced density compared to current zoning allowances. While existing zoning permits up to 977 hotel rooms and related uses, the proposal seeks to cap development at 280 hotel rooms and 140 multifamily residential units.
The redesigned hotel tower will also incorporate residential units, and the total number of hotel rooms will be significantly reduced. Additional enhancements aim to improve the surrounding area. These include wider sidewalks activated with retail and dining options, an underground driveway to enhance pedestrian safety, and a landscaped walkway connecting Collins Avenue to the beachwalk.
According to reports, the Miami Beach Planning Board has scheduled a hearing for the project on February 4, following a decision postponed during last week’s meeting.
