Prosper Group and Forte Development Plan 80-Story Wellness-Focused Tower in Brickell
May 9, 2025The development team recently submitted a pre-application under Miami-Dade County’s Rapid Transit Zone (RTZ) for the 1040 South Miami Avenue site, just a block from the Brickell Metromover station. The RTZ program allows developers to seek additional building density near transit hubs.
Previously, Richard Branson’s Virgin Hotels and Blue Jay Capital were slated to develop the 0.6-acre property into a Virgin Hotel with co-living units. However, that project never materialized. Prosper Group signed a contract for the site last summer and is expected to finalize the $40 million purchase next year.
Now, Prosper is collaborating with Forte, led by CEO Marius Fortelni, on a 945-foot branded tower that will include 250 traditional condos, 48 condo-hotel units, and 100 hotel rooms. The proposal also includes 1,900 square feet of restaurant space. ODP Architecture & Design, based in Hollywood, is the architect of record.
According to the application filed by attorney Carli Koshal of Bercow Radell Fernandez Larkin & Tapanes, the tower aims to be “the healthiest building in Miami.” Wellness-focused amenities include red light therapy, infrared saunas, cold plunges, on-demand IV infusions, and a state-of-the-art fitness facility.
This will be Prosper’s first South Florida project. The firm is also co-developing the $600 million Ora Hotel and Residences in Tampa.
FX South Miami LLC currently owns the Brickell site. Legal representation includes Jeffrey Rodriguez of Adams Gallinar for the seller, Coldwell Banker agent Evon Gordon, and Jonathan Cohen of Siegfried Rivera for Prosper.
In addition to the Brickell tower, Prosper is expanding its Miami footprint. In October, the firm closed on properties adjacent to the planned Continuum Club condo development in North Bay Village. Prosper is also contracted to acquire a 1-acre parcel at 66 Southwest Sixth Street and 625 Southwest First Avenue along the Miami River from developers Harvey Hernandez and Two Roads Development.
