Related Group and BH Group Greenlit for 42-Story Tower at Diplomat Landing, Hollywood’s Revitalization on the Horizon

Developers Related Group and BH Group have received approval to construct a towering 42-story structure at Diplomat Landing, marking a significant milestone in rejuvenating Hollywood’s landscape. This is a tower and a meticulously planned structure at 3451 to 3690 South Ocean Drive. The tower, envisioned by Cohen Freedman Encinosa & Associates, with landscape architecture by Witkin Hults + Partners and civil engineering by Kimley-Horn, is poised to redefine the skyline, a testament to the strategic planning behind the project.

The forthcoming addition to the Diplomat Beach Resort, a project encompassing 500 hotel rooms, potentially offered as branded condo/hotel units, is more than a significant architectural feat. It’s a promising economic venture featuring 4,000 square feet of restaurant space and 366 parking spots. This ambitious undertaking is expected to inject a new wave of vitality into South Florida’s thriving development scene, promising potential returns for investors.

This initiative follows Trinity Investments and Credit Suisse Asset Management’s acquisition of the Diplomat Resort in February 2023 for a staggering $835 million. Subsequently, selling two development sites to Related Group and BH Group paved the way for these transformative projects.

Operating jointly under Diplomat Landings Phase I Owner, LLC, and Diplomat Landings Phase 2 Owner, LLC, Related Group, and BH Group are not just reshaping the local landscape. They are also catalyzing positive change in Hollywood and Broward County. Nick Perez, president of the Related Group’s condo division, expressed unwavering excitement about the venture, underscoring its potential to transform the community and create a vibrant future for Diplomat Landing and the broader Hollywood area.

The initial site, secured for $30 million, will host a sleek 37-story condominium offering 350 units. Meanwhile, the Diplomat Landing Hotel site, procured for $21.5 million, promises lavish amenities, including a beach-entry pool, cabanas, a health club, spa facilities, and an exclusive club room.

Each hotel room will boast a fully equipped kitchen, catering to diverse guest preferences and needs. Sizes range from 370 to 1,275 square feet.
