Resorts World Miami Development Transforms Former Herald Site

Resorts World Miami development is advancing rapidly at the former Miami Herald site. This mixed-use project will reshape 15.5 acres of downtown Miami’s waterfront with four towers offering residences, hotel rooms, and public amenities. Designed by Gómez Platero Architecture & Urbanism, the development highlights the city’s growth and Genting Group’s long-term commitment.

Ownership and FAA Filings
Genting, the owner of Resorts World Miami development, purchased the site in 2011 for $236 million. After a failed partnership with SmartCity Miami in 2023, Genting retained full control. The company has filed for FAA approval of three towers, each ranging from 642 to 645 feet—near the maximum height allowed downtown.

Project Highlights and Public Spaces
The development includes 689 residential units and 300 hotel rooms. Public access is central to the design, featuring a baywalk that connects to Museum Park and a landscaped pier built on the former radio tower platform. These spaces aim to enhance the waterfront experience for residents and visitors alike.

Parking and Phasing Strategy
Due to high groundwater levels, the project incorporates above-ground parking. Though challenging, the design uses innovative podium architecture to blend parking with the buildings’ aesthetics. Construction will proceed in two phases, with two towers built per phase, optimizing financing and leasing.

Zoning Benefits and Market Demand
The site’s location in the Rapid Transit Zone (RTZ) enables dense development. Meanwhile, downtown Miami continues attracting new residents and businesses, boosting demand. Genting’s shift from gaming to urban development shows confidence in Miami’s future.

Investor Outlook
The initial residential phase offers strong opportunities for investors. The hotel component could add revenue as tourism rebounds. While above-ground parking may reduce luxury rental appeal, good design can mitigate this. Public amenities like the baywalk and pier increase the project’s value and appeal.
