Ritz-Carlton Residences Lincoln Road Project Advances

The developers of the Ritz-Carlton Residences Lincoln Road are advancing a $12 million streetscape revamp in Miami Beach. This effort coincides with the construction of a luxury condo tower that could redefine the area now known as Billionaires’ Beach.
Ritz-Carlton Lincoln Road Streetscape Revamp Approved
Miami Beach commissioners recently approved a streetscape improvement agreement for the 100-300 blocks of Lincoln Road. The development team—Lionstone Development, Ben-Josef Group, and Flag Luxury Group—is contributing $4 million toward the $12 million first phase. This phase focuses on enhancing the beach entrance and the 100 block. For details on city planning, visit the Miami Beach Planning Department.
Luxury Condos at Ritz-Carlton Lincoln Road
The developers, who own the Sagamore and Ritz-Carlton South Beach hotels, plan to build a 15-story, 30-unit condo tower at 1671 Collins Avenue and 1 Lincoln Road. Marketed as Billionaires’ Beach, condo prices range from $4.3 million up to $125 million for a combined penthouse.
Designed by Kobi Karp Architecture & Interior Design, with interiors by Alessandro Munge of Studio Munge, the project will include 50,000 square feet of luxury amenities. Douglas Elliman’s Eklund-Gomes Team leads sales. In April, Fredrik Eklund announced three new contracts totaling $44 million, adding to earlier presales.

City Partners on Ritz-Carlton Lincoln Road Improvements
The city will oversee the streetscape construction, aiming to complete it alongside the condo tower. A July city memo states the design will finish by spring 2026, with construction beginning in spring 2027 and wrapping up within a year.
Commissioner Alex Fernandez, sponsor of the resolution, said the project will “bring back safety, bring back beauty and pride to this neglected area.” Peter Kanavos, Flag Luxury Group’s senior vice president, noted that $1.8 to $2 million of the developers’ contribution will cover design and other soft costs.
Public Art, Safety, and Accessibility Enhancements
Andres Arcila’s design firm, Naturalficial, will redesign the 100 block. Their plan includes public art, traffic and safety improvements, and a Morris Lapidus-inspired gateway monument. The county bus stop will relocate to Washington Avenue to improve access.
The state contributes nearly $4.9 million for hard costs, and the city adds $4 million.
Retail Expansion: Alo Yoga Opening
Opposite the Ritz-Carlton Lincoln Road project, Alo Yoga will open a flagship store and private health club. This new space replaces the former Walgreens at 100 Lincoln Road’s Decoplage condominium. The Miami Beach Historic Preservation Board approved Alo’s plans earlier this year.
Future Phases to Revamp Lincoln Road
Sobe Sky Development—a venture by Flag Luxury, Ben-Josef Group, and Lionstone—will lead future phases targeting the 200 and 300 blocks of Lincoln Road. Their work continues to shape this iconic Miami Beach corridor.
