Ritz-Carlton Residences North Bay Village: Related Group and Macklowe Plan Landmark Waterfront Towers

Related Group and Macklowe Properties are preparing to bring a new level of luxury to North Bay Village. The developers are finalizing an agreement with Ritz-Carlton to brand their recently approved waterfront condominium project on Harbor Island.
A Landmark on Harbor Island
Approved earlier this year, the development will rise on the northern tip of Harbor Island at 8000 and 7946 East Drive. The plan includes two 43-story towers, each reaching 500 feet in height, with 364 condominiums and nearly 800 parking spaces. Designed by Arquitectonica, the twin towers will also feature a 9,000-square-foot public park and a 42-slip private marina, enhancing North Bay Village’s connection to the waterfront.
A First for Macklowe in South Florida
The project marks Macklowe Properties’ first venture in South Florida. Related Group, through its affiliate Harbor Island Development Company, is leading the effort. Together, the partners assembled over 4.1 acres across two key properties: the Biscayne Sea Club co-op and the Majestic Isle condominium. The developers acquired Biscayne Sea Club for $47.7 million in late 2023 after a lengthy negotiation with residents. They later bought out the Majestic Isle unit owners and terminated the condo association to clear the way for redevelopment.
Expanding the Ritz-Carlton Footprint
If finalized, this partnership will add North Bay Village to the Ritz-Carlton Residences portfolio. The brand already operates in Miami Beach and Coconut Grove, with another project planned in South Beach. The expansion underscores Ritz-Carlton’s growing presence across Miami’s most sought-after waterfront neighborhoods.
North Bay Village’s Luxury Transformation
North Bay Village continues to attract top-tier developers and global brands. Among the upcoming projects are Pagani Residences, a 30-story, 70-unit tower by Mikael Hamaoui at 7940 West Drive, and Continuum Company’s planned two-tower condo and 200-key hotel on the former Shucker’s and Best Western sites.
The Ansin family’s Sunbeam Properties is also leading a massive 14-acre redevelopment expected to bring 7.3 million square feet of new mixed-use space. The plan includes 2,000 residential units, 300 hotel keys, and extensive commercial areas.
With Ritz-Carlton joining the mix, Related Group and Macklowe Properties are helping transform North Bay Village into one of South Florida’s most sophisticated luxury destinations—where design, hospitality, and waterfront living meet seamlessly.
