Siro Brickell Miami — Kerzner International’s First U.S. Siro Hotel Launches with 13th Floor Investments and Forse Holdings

Siro Brickell Miami is coming soon as Kerzner International teams up with 13th Floor Investments and Forse Holdings. Together, they will deliver the first Siro-branded hotel and residences in the U.S. The wellness-focused development will open in 2030, marking a milestone for the brand’s global expansion.
A New Wellness-Focused Hospitality Brand in Brickell
“Siro is our disruptor brand,” said Philippe Zuber, CEO of Kerzner International. “It’s designed for travelers who value wellbeing, performance, and purpose.”
Moreover, Zuber noted that Siro is expanding into the world’s most dynamic cities. As a result, Miami is the perfect stage for its U.S. debut.
Prime Brickell Site Secured for Development
In August, Kerzner International bought a one-acre site at 9 SE Sixth Street for $45 million. The seller, Swire Properties, has been selling several assets recently. For instance, Simon Property Group acquired the majority stake in Brickell City Centre for $512 million in June.
Kerzner signed a development agreement for the downtown Miami parcel. Meanwhile, 13th Floor Investments and Forse Holdings will serve as local development partners. The plan includes a 180-key hotel and 350 residences under the Siro Brickell Miami brand. Additionally, the project will feature a fitness and recovery lab to promote wellness.
Siro Brickell Miami Marks a Milestone in Global Expansion
This Miami project represents the first U.S. location for Siro. Previously, the brand opened Siro Boka Place in Montenegro and Siro One Za’abeel in Dubai. Beyond Siro, Kerzner International also owns luxury hospitality brands such as Atlantis, One&Only, and Rare Finds.
“Miami represents a pivotal milestone for Siro’s growth,” said Juan Aguilar, Kerzner’s President of Real Estate. “Brickell is the natural choice for our first U.S. location. It’s one of the most exciting real estate markets in the world.”
Strong Local Development Partners
13th Floor Investments, led by Arnaud Karsenti, is an experienced South Florida developer. Notably, the company is delivering more than 300 workforce and market-rate housing units near Boca Raton’s Tri-Rail Station.
Forse Holdings, headed by Ian Ludmir, is also active in Miami’s luxury real estate market. For example, it is renovating The Tower in Brickell with Integra Development and BH Investment Group.
Miami Continues to Attract Global Luxury Developers
Miami remains a magnet for international luxury brands. For instance, Dubai-based Damac Properties is developing The Delmore. This project features $15 million “mansions in the sky” on the historic Surfside condominium collapse site.
