Solitair Brickell’s Arrival is Near, Pre-leasing Begins

Since topping-off in May, developers of the Solitair Brickell tower have launched pre-leasing with the intent to open its doors as soon as November.

Zom, an Orlando-based multifamily developer, began pre-leasing units for Solitair Brickell, a 50-story, 438-unit building that sits at 86 Southwest Eighth Street, according to what Greg West, president of Zom, told the press.

West also stated that residents will begin occupying the first 20 floors come November, and the remaining floors will be completed and open by February.

As of right now, and because Solitair is currently under construction, Zom is offering a discount on rents during this first phase. Therefore, studio apartments will have a starting price of $1,600, while one-bedrooms will start at $1,850 and two-bedrooms at $2,500.

After the second phase is completed early next year, West told the press that asking prices for rents will increase by 16 percent for studios and one-bedrooms— up to $1,900 for studios and $2,200 for one-bedrooms, while two-bedrooms will increase up to $3,100.

Solitair is a joint enterprise between Zom and AIG Global Real Estate, an affiliate of the insurance provider AIG. It’s also one of three projects—the others including Maizon, Avant at Met Square and Luma at Miami Worldcenter— in the process of completion by Zom in the greater downtown Miami area.

Zom bought the site for $16.8 million in 2014 and hired Stantec to design the building, which will include a pool and amenity area on the 50th floor rooftop and retail on the ground floor, before braking ground last year with a $108 million loan from JP Morgan.
