“This is more like city-building, and it’s complex and challenging,” Ross remarked in 2023. “And I still love a challenge.”
The Vision of a World-Builder
Ross is no stranger to massive projects. From New York’s Hudson Yards to Los Angeles and Chicago developments, he has shaped skylines and urban ecosystems. Despite turning 80 and facing the challenges of the pandemic, he decided to embark on what may be his final large-scale venture: making West Palm Beach a hub of commerce and innovation.
“I believe all of Palm Beach County will become the most important county in this country,” Ross declared to county commissioners. He likened its future to that of Silicon Valley.
Building the Future
In 2021, Ross launched Related Ross, a development firm dedicated solely to Palm Beach County. His portfolio spans over 3.8 million square feet of West Palm Beach offices, retail, and residential units, including the 20-story 360 Rosemary and the 25-story One Flagler. The office towers have attracted Wall Street firms, hedge funds, and private equity groups, earning West Palm the nickname “Wall Street South.”
Ross also advocates for Vanderbilt University’s planned $520 million graduate business campus in West Palm. He is spearheading initiatives for a new $600 million hospital.
A Life Rooted in South Florida
Ross’ move to Palm Beach was a return to his roots. Born in Miami Beach, he frequented Palm Beach as a child and later joined the Palm Beach Country Club. In 2021, he made the Reef his full-time residence, signaling his commitment to the region.
Unlike many of his peers, Ross’ focus isn’t on retirement. Instead, he continues to innovate, balancing his real estate ventures with owning the Miami Dolphins and Formula One Miami.
Challenges Ahead
Despite his successes, Ross’ vision faces challenges. Affordable housing is a pressing issue for service workers supporting the city’s transformation. Palm Beach County’s population is shifting toward wealthier residents, further complicating housing affordability. Ross acknowledges the need for workforce housing and has included such units in his developments.
Skeptics indicate that Ross’s focus remains narrow, primarily targeting high-income residents and businesses. However, his efforts are undeniably reshaping the city.
