Sunny Isles Beach Luxury Condo Tower Planned by Related, Dezer and BH

A Sunny Isles Beach luxury condo tower is advancing as Related Group, Dezer Development, and BH Group move forward with plans for a 62-story oceanfront high-rise on Collins Avenue. The proposal follows the developers’ $131.8 million buyout of the Miami Beach Club site.
Previously, the partnership acquired the 108-unit Miami Beach Club at 19051 Collins Avenue. The two-story complex, built in 1951, occupies a two-acre oceanfront parcel. Notably, the site sits immediately north of Residences by Armani/Casa, which Related and Dezer co-developed.
Meanwhile, in May, the development team submitted filings to the Federal Aviation Administration. Those filings allow for a structure reaching approximately 828 feet above sea level, or 820 feet above ground. As a result, the project ranks among the tallest proposed towers in Sunny Isles Beach.
According to documents filed with the city, MB RE Investments LLC will lead development. Specifically, a Delaware entity, BLFO MBC MEMBER LLC, controls a 75 percent ownership stake. That entity is tied to Bahamian companies linked to a Brazilian family. Meanwhile, Related, Dezer, and BH collectively own the remaining 25 percent.
The plans call for a 62-story tower with 145 condominium residences. Through zoning bonuses and transferred development rights, the developers achieved a density of about 73 units per acre. In addition, Cohen Freedman Encinosa & Associates designed the tower, while Enzo Enea led the landscape architecture.
From a financial standpoint, developers estimate construction costs at roughly $294 million. Currently, the team targets a December 2031 completion. However, they have requested up to five years to secure permits, followed by another five years for construction.
Amenity spaces will span both sides of the property. On the west side, residents will enjoy a padel court, pool deck, water features, and a sculpture garden. On the east side, the tower will offer a lap pool, outdoor spa, cabanas, and direct beach access.
Finally, the Miami Beach Club buyout took more than a decade to complete. Although litigation once surrounded nearby construction, courts dismissed those claims in 2022. Today, developers continue to expand their Sunny Isles Beach presence, reinforcing the area’s appeal to ultra-luxury buyers.
