The Delmore by DAMAC International Enters a New Construction Phase with Advanced DSM Technology

DAMAC International’s first venture into the U.S. market, The Delmore, a 12-story, ultra-luxury boutique oceanfront condominium designed by Zaha Hadid Architects, has reached a significant milestone in its construction. The project is set to commence the deep-soil mixing (DSM) process, a cutting-edge technique stabilizing the soil and creating a watertight barrier around the site. The world’s largest geotechnical contractor, Keller North America, will lead this phase, bringing its globally recognized expertise to the development.

The DSM process is particularly advantageous for coastal developments as it maintains the existing water table while improving soil stability—without the vibration and disruption associated with traditional pile driving. This method also allows for continuous soil quality monitoring, ensuring superior results.

“Traditionally, once a basement was excavated, sheet piles were driven into the ground to create a metal wall,” said Jeffery Rossely, Senior Vice President of Development for DAMAC International. “With DSM, we utilize the existing soil instead of removing it, making the process much more environmentally sound. Every aspect of The Delmore’s construction is designed to minimize the impact on the land and surrounding communities.”
