June 20, 2025The Ritz-Carlton Key Biscayne, one of Miami’s most iconic beachfront resorts, has closed for a $100 million renovation. Set across 17 acres on Key Biscayne’s barrier island, the resort is scheduled to reopen in December 2025. The reimagined space will offer a tranquil, coastal sanctuary that reflects both tropical elegance and Miami’s evolving sophistication.
A New Era of Design and Coastal Luxury
The resort will retain its existing layout, featuring 291 guest rooms and 129 condo-hotel units. However, nearly every aspect of the experience will be elevated.
Three acclaimed design firms—Hart Howerton, DesignAgency, and Chapi Chapo Design—are leading the transformation. They’re incorporating serene palettes, lush landscaping, and natural materials inspired by Key Biscayne’s sand, sea, and flora.
Additionally, a new east-facing glass façade will redefine the arrival experience. It will offer expansive views of the Atlantic Ocean while filling interiors with natural light.
Wellness, Community & Culinary Excellence
Key public areas such as the lobby and spa are also undergoing a full redesign. The spa will reflect the island’s natural elements—mangroves, limestone, and ocean tones—and will feature 22 treatment rooms in a new wellness sanctuary open to the public.
Culinary upgrades include a new signature restaurant inspired by bold, local flavors. Existing venues like RUMBAR, Cantina Beach, Dune, Scoop, Stefano’s, and Key Pantry will also receive elegant updates to align with the resort’s refreshed identity.

A Legacy Project with Global Vision
First opened in 2001, the Ritz-Carlton Key Biscayne was developed by Gencom and Grosvenor International. It was the first new luxury resort on the island in more than three decades.
Gencom, which recently reacquired a majority stake, now leads the renovation as part of its $8 billion global hospitality portfolio.
In contrast to industry trends favoring residential conversions, Gencom is preserving the resort’s mixed-use model. This approach emphasizes long-term guest experience, brand legacy, and investment value.
