The Soaring Prices of Indian Creek: A Billionaire’s Playground

The going price for real estate on Indian Creek is now soaring past $100 million—that’s just the baseline. Since Amazon founder Jeff Bezos began acquiring property there, spending a staggering $230 million on three adjacent lots since 2023, the ultra-exclusive enclave near Miami Beach has seen home values skyrocket.

A Billionaire’s Haven Long Before Bezos

Indian Creek, often dubbed “Billionaire Bunker,” was a sanctuary for the ultra-wealthy long before Bezos arrived. With fewer than 40 homes, the private island boasts a star-studded roster of residents, including Carl Icahn, Jared and Ivanka Kushner, and Julio Iglesias.

The horseshoe-shaped retreat features sprawling waterfront estates along the Intracoastal Waterway, while the island’s interior is entirely occupied by a meticulously maintained golf course. Access is restricted to a single guarded bridge, with a dedicated police force patrolling both land and water.

Tom Brady’s $150 Million Listing

Now, longtime resident and retired NFL superstar Tom Brady is reportedly looking to cash in on the island’s soaring prices. According to Bloomberg, his waterfront mansion is quietly being shopped around for approximately $150 million. A select group of buyers has already toured the off-market listing, with multiple offers reaching that figure.

Yet, that sum pales in comparison to the $200 million price tag attached to a vacant 1.84-acre lot nearby. Listed in December with approved plans for a 25,000-square-foot estate, the plot has yet to find a buyer.

The Unmatched Exclusivity of Indian Creek

“A property is worth what a buyer is going to pay,” said Compass broker Chad Carroll, emphasizing the unparalleled exclusivity of Indian Creek. “With such limited supply, those who can afford it are willing to pay up.”

According to Carroll, properties on the island are becoming generational estates, meaning transactions will become even rarer. “People are realizing, ‘I have to buy now, or I’ll never get in,'” he explained. Even within Miami Beach’s ultra-luxury real estate market, no other neighborhood offers the same level of security, size, and privacy as Indian Creek.

A Billionaire-Driven Boom

Brady’s potential windfall is particularly striking. He and his ex-wife, supermodel Gisele Bündchen, originally purchased the lot for just $17 million in 2018. Following their divorce, Bündchen relocated to Surfside, while Brady completed construction on a brand-new bachelor pad last year. If he sells at the reported price, it would represent a nearly ninefold return on investment in just five years—an appreciation few could have predicted.

One clear explanation for the sudden surge? The Bezos effect.

“Bezos’s land acquisitions reset the market,” Carroll noted. “He paid well above previous comps, igniting a frenzy of new buyers.”

Not Everyone is Thrilled

Not everyone is happy about the billionaire-fueled boom. Brazilian businessman Leo Kryss, who sold one of the three lots Bezos purchased for $89 million, is now suing his real estate agent. Kryss claims he was unaware of Bezos’s identity at the time of the sale and argues that he would have negotiated differently had he known the Amazon founder was the buyer—especially since the lot was a crucial piece of Bezos’s planned estate.

Is Indian Creek Right for You?

Despite the soaring prices, Indian Creek isn’t for everyone.

“It’s ideal if you want that ultra-private lifestyle,” Carroll said. “But if you’re looking for community, social engagement, and a lively atmosphere, this isn’t the place.”

One thing is certain: buying into Indian Creek is an opportunity that may not come around again anytime soon. And with Jeff Bezos as a neighbor, expect prices to keep climbing.
